Portland House Erith was awarded the contract to undertake the cut and carve demolition, piling works and substructure works to facilitate the extension and refurbishment of Portland House. The site is situated within Westminster, London just south of St James’s Park, Buckingham Palace Gardens and adjacent to Victoria Station. The area is surrounded by a mixture of retail, residential, commercial and landmark properties as well as a high level of pedestrian footfall, cyclist activity and busy London transport terminus in the vicinity. During the PCSA period, Erith developed methodologies with LandSec, the design team and other trade contractors. Logistics and methodology for the construction works were later expanded upon. Liaison with LUL, TfL, local neighbours and general stakeholders was key throughout, building strong lines of communication, keeping all abreast of the progress on-site. Permits, licences and consents were obtained as well as developing temporary works designs. The main works that were undertaken included: • Asbestos removal works • Removal of precast cladding from ground to 15th floor at the west elevation • Partial demolition of the canopy at the north end • Structural alterations to basement • Structural alteration and associated strengthening work to the existing structure • Piling works • Façade repair and cleaning of the precast cladding at all elevations. • Zephyr removal • Hard demolition works for roof crown level • Demolition of the pods to basement Portland House featured a large piece of public art located at the northwest corner. The piece created by Patrick Heron was removed as part of the renovation works to create a more ergonomic space for the public when moving around the building. Due to the project’s exclusive location within London, we considered it of the utmost importance to foster good relations with the surrounding businesses and residents. We achieved this by liaising with local residents/business group representatives. Newsletters were published outlining the progress of our works. The site was registered under the Considerate Constructors Scheme and a 24hr manned hotline contact number was displayed on the hoarding. Location: Westminster, London W1S
