Oxford House Erith was employed to carry out the asbestos removal, soft strip, demolition, piling, temporary works and excavation work to a 9-storey building at 72-78 Oxford Street, London. Due to the sensitive receptors surrounding the site, the building was fully encapsulated in monarflex to minimise the risk of dust and debris migration whilst also reducing the noise level emanating from the demolition works. Fans were also installed around the scaffolding to ensure debris was caught well before reaching ground level. To mitigate the potential disruption of the day-to-day activities in the densely populated area, a temporary pedestrian gantry was installed over the pavement, allowing for regular use for the public. The site facilitated the evacuation of neighbouring buildings in the event of a fire. The fire exit for Rathbone Square led to Newman Street (East) via the rear courtyard. The fire exit for Holden House led to Oxford Street (South) via Perry’s Place. Due to the demolition works and the upkeep of the safety of neighbouring buildings, the fire escape routes were phased to facilitate safe evacuation at all times during our works. During the demolition of the superstructure of Oxford House, the fire escapes were retained with the use of Heras fencing and hoarding as necessary. The fire escapes were safe to use during this time. Once demolition reached ground floor level, sheet piling works commenced at the Newman Street site entrance/exit and Perry’s Place, affecting both fire escapes. Both evacuation routes were rerouted to within the site and exited on to Oxford Street. During the demolition of the ground floor slab, the fire escapes were rerouted for the final time. The fire escape to service Rathbone House was based on gallows brackets at ground level using a scaffold walkway that led on to the loading gantry and finally on to Newman Street. The fire escape was segregated from the works on the gantry using Heras fencing. The Holden House fire escape route was reinstated as original at ground floor level and exited on to Oxford Street.
