TITLE TEXT HERE Wells House Erith was employed to undertake the demolition, substructure and core construction works at Wells House. The project is situated within the busy area of Westminster and is bound by Oxford Street, Wells Street and Adam and Eve Court. Constraints of the project include party walls at the West and North of the site to 132-144 Oxford Street and Castle House. Due to the location of the project, it is surrounded by a number of sensitive receptors including a mixture of retail, residential and commercial properties. Additionally, an extremely high footfall of pedestrians and cyclists owing to its footprint within one of the busiest spots within the Capital along with heavily congested London Underground Stations which sit within close proximity to the site. The demolition enabling works for Wells House include: • Saw cutting to separate the basement slab from the retained structures at the perimeter of Wells House. • Backfilling of the vaults with foam concrete(except for the UKPN substation rooms). • Saw cutting of the UKPN substation roof structure to enable the demolition and piling works. • Raking props installation on the thrust blocks below the existing basement slab to allow the removal of the ground floor slab. The raking props will be transferred to the secant wall once it is installed, to allow the bulk excavation works to commence. The method chosen by Erith for the demolition of the Wells House is a top-down methodology. To minimise the noise and vibration disturbance from the demolition activities, Erith used pulverisers and cracker attachments fitted to the end of the demolition spec excavators sat upon the floor plate. Erith undertook the substructure and core construction works which included the secant and bearing pile installation, bulk excavation, drainage installation, pile cap construction, basement floors construction and core construction works via a jump form rig. Concurrently with these works, Erith installed a significant amount of temporary works relating to the support of 2 party walls, the bulk excavation and the basement construction. Party wall approvals were issued and Erith liaised with all stakeholders and assisted our client in this process. The works included the construction of a two-level basement and the mezzanine Floor installation and their construction was sequenced in a way to make the programme more efficient and released the core construction early in the works. Throughout the works process, Erith were in constant communication with Westminster City Council, London Underground, Transport for London, surrounding businesses and residents to ensure smooth delivery and constant cooperation whilst completing the works.
