22 Hanover Square Erith was contracted in early 2017 to provide demolition and associated works within this Westminster site. The building was 6 storeys high with a single storey basement and was bounded on 3 sides by neighbouring commercial properties. Due to the nature of this site and its location, Erith was faced with a number of challenges to facilitate the client’s needs. The Fenwick Department Store, a grade II listed building (24 Hanover Square) and the neighbouring Crossrail site presented significant constraints for which Erith mitigated for. Bespoke methodology, clear communication and established interfaces with stakeholders were deployed to ensure our works did not affect the local environment. Erith was tasked with the following tasks: • Site set up (welfare) within the ground floor 22-23 Hanover Sq and movement to an alternative location later in the project. • Temporary works to party walls on each elevation. • Scaffold erection to suit works. • Relocation / Protection UKPN substation. • Soft strip and full structural demolition. • Fire escape protection/rerouting for the adjacent Fenwick store • Basement works, inclusive of; Vault infilling, underpinning and sheet piling. • Licensed asbestos removal. • Plant removal. • Soft strip and clearance to the entire site • Real-time movement and environmental monitoring. • Mechanical plant demolition to reinforced concrete structures utilising a top-down methodology. • Demolition by hand in order to remove the Fenwick party wall. • Demolition to the underside of the basement slab. • Grubbing up of pads, foundations and obstructions. • Installation of piling mat. • Safe removal and storage of salvaged items. • Clean and clear the site for the following contractor. The environmental impacts of the proposed demolition work were considered. Erith Contractors formally entered a section 61 application with Westminster City Council to ensure that any environmental issues associated with the scheme are addressed prior to the work commencing. All works were undertaken using the best practicable means at all times. Our continued vigilant approach saw the recycling rate of over 98% achieved on over 1000 loads of materials removed from the site. Location: Camden, London W1S
